TOD is designed to last. The 1st phase offers 48 condo units built with a 6 storey, solid wood structure using a sustainable material called CLT: cross-laminated timber. Naturally stunning black spruce boards are stacked crosswise and tightly adhered together to create solid wood panels with a similar capacity to reinforced concrete slabs. It’s a renewable, local resource that will aid TOD in LEED Gold certification and a technology backed by Sotramont’s certification of quality. These features combined with energy savings, lower insurance premiums, and less building maintenance make eco-conscience TOD a long lasting investment.

SOTRAMONT IN GRIFFINTOWN – Arbora Condos & Urban Townhouses


This project includes 3 eight-story buildings totalling 434 condo type units, townhouses and rental units.    Commercial spaces of between 1 000 to 10 000 square feet are planned on the ground floor. This project is by far the largest housing project made of solid CLT wood frames in the world,  totalling ​​597 560 square feet. The overall investment is estimated at $130 million and occupancy is scheduled for the Spring 2017 for rental units and for Fall of 2017 for condominiums and townhouses.

An innovative and high quality design

Arbora buildings are amongst the first in Québec made of cross-laminated timber (CLT) solid wood structure recognized for its performance and robustness.  Solid, ecological but also aesthetic, this material is used as a unique contemporary architecture on the market; in each of the units, beams and columns provide a perfect amount of warmth to the modern design.

In order to minimize its environmental footprint, Arbora partners with a company that manages the Chibougamau sustainable boreal forest.

Arbora, with more than 40% green spaces, will become the first project in Griffintown to target platinum LEED certification.  Amongst its ecological characteristics: airtightness, water conservation plumbing materials, ASTC 55 audio standards and efficient air exchangers.
